If you’re looking to obtain planning permission and you want to explore ideas on how to increase the habitable space of your property, or to increase its value, then it’s important you seek the services of a professional chartered planning consultant with a comprehensive architectural background. In the long term this will save you time, money and a lot of unnecessary aggravation and uncertainty from bureaucracy.
Here at Osborne Planning we have a highly skilled team of specialists who are all trained, qualified chartered planners and architectural designer, with years of experience in urban planning, architecture and transport and heritage planning, so you can expect to get the very best service.
Before we take on a project, we always look at the property from the outside, we look at the surrounding properties and whether there is any precedent for the proposed development. We will look at the local site constraints, planning policies and advise whethere there are any red flags which appear or whether the proposal is policy compliant. We also look at the interior layouts and size of the property if we are creating new flats. We can advise our clients on the feasibility of the proposal and whether the development has a good chance to obtain planning permission or whether the development is risky and has a low chance of success. We will offer you a honest and professional opinion on your chances of success to obtain planning permission, and what options are available to you that you may wish to consider.
We are constantly exploring different ways to improve our services. We regularly hold in-house CPD events to familiarise ourselves with the latest updates in the planning system, planning policy and architectural technology. We pride ourselves by providing a professional service that is competitive, quick and a service that goes the extra mile. Our client's satisfaction is our pride!
As part of our site assessment we’ll look into the planning history of the site and the surrounding areas. We examine what similar types of permissions have been requested in the past and whether they’ve been granted or refused. Whether there are any buildings nearby that are listed or any other constraints to consider and how this can potentially impact on the proposed development. We can conduct a site appraisal and produce a report with our findings, conclusions and recommendations. This follows a review of the relevant planning policies and other material considerations which we feel relevant to the development and location.
Once we have assessed the feasibility of the proposed development and we have agreed to proceed with preparing an application, we will then carry out a measured survey of the property and produce all the existing and proposed architectural drawings.
We will liaise with you to consider all your design input and personal requirements and implement these in the drawings, while at the same time considering the relevant planning policies and design guidance.
The local council offer a similar service called "Pre Application Advice". The council usually charge for this service and any advice they offer is not legally binding, so they do not need to consider this advice when they are making the final decision. Furthermore, they don't usually tell us anything which we didn't already know. If you would like to discuss your proposed development, please get in touch here.
