Osborne Planning's Role

Osborne Planning advised the client on the feasibility of converting a former house retrospectively into a house of multiple occupation (HMO) C4 Use Class for up to 8 people. The property was in use as an HMO for over 6 people which therefore requires planning permission.The use of the property as C4 Use Class was over 4 years, therefore we advised the client to collect sufficient evidence to demonstrate that the property was in use as such for over this period of time. Once the evidence was obtained, Osborne Planning reviewed the documents and suggested additional information which was eventually obtained. Osborne Planning prepared floor plans of the property and submitted the lawful development application to the council which was eventually approved as lawful.
