Osborne Planning's Role

Advising client on planning feasibility for a large extension to an end-of-terrace house. Preparation of architectural drawings, preparation of Design and Access and Planning statement, submission of planning application, negotiation and liaison with the council. Once Planning permission was granted the client instructed Osborne Planning to prepare the building regulations and to liaise with the Building Control Inspector and the Structural Engineer.

Osborne Planning were instructed to establish the full potential of a large end of terraced property. Osborne Planning researched the feasibility of the proposal and examined a number of possible development options. We advised the client what can be achieved and how to achieve this in the quickest and most cost-effective way. Osborne Planning researched other properties in the local area to establish what precedent there was. We reviewed the relevant planning policies and planning guidance and advised our client on the opportunities to extend the habitable space of the property to the maximum.

We presented to the client a number of sketches and and produced a number of layouts and options for the client to consider.

The property was situated adjacent to a block of flats with no side facing windows, therefore there was potential to infill the side of the property on the ground floor, first floor and loft and to erect a large mansard roof with rooflights. The development also included an extension to the existing single storey rear extension with bi-folding doors leading to the garden.

We were instructed to prepare the full set of architectural drawings, prepare of Design and Access and Planning statement and to coordinate the submission of the application, negotiation with the planning officers and liaison with the council until a decision was made. Once Wandsworth Council granted Planning permission for the development the client instructed Osborne Planning to prepare the building regulations drawings and to liaise with the Building Control 

Inspector and the Structural Engineer to ensure that the proposed development fully complies with the building regulations and to get it signed off.
