Proposed Development

Demolition of existing service station and erection of a five storey hostel (Use class Sui Generis) with associated parking (all matters reserved) and all associated site development works.

Osborne Planning's Role

Osborne Planning were instructed to assist the client with obtaining planning permission for the demolition of a service station and creation of a new 5 storey building (outline planning) for a new hostel (C1 use class). The client had already instructed an architect and were refused planning permission for a similar scheme. Osborne Planning advised the client and their architect on the best way to obtain planning permission in accordance with planning policy. We advised to apply for outline planning permission to Brent Council. The application was refused following an extensive delay and the Council's refusal to respond to emails and calls.

The client instructed Osborne Planning to appeal the Council's decision. The appeal was upheld and planning permission was GRANTED. We also advised the client to claim expenses from the Council following their conduct during the process of the application and we assisted them with this claim. A successful outcome for our client and we were delighted to assist them with their project.
