Conversion of garage into habitable accommodation

Osborne Planning's Role

Osborne Planning prepared the drawings and lawful development application for a garage conversion to habitable space. The garages were large enough to accommodate three cars. The new use will enlarge the existing house and will provide extra accommodation and make the property more suitable for a growing family. The proposed conversion will also increase the value of the property. Bexley Council required a flood risk assessment for the use of the ground floor for residential use. The applicant and Osborne Planning argued that the proposal under permitted development does not require compliance with the Environmental Agency's requirements and therefore the FRA would not be a material consideration. The application was approved and the conversion was allowed to proceed.
