Osborne Planning's Role
Advising client on planning feasibility. Advice on the number of proposed units and unit sizes. Preparation of architectural drawings, preparation of Design and Access and Planning statement, submission of planning application, negotiation and liaison with the council.
Osborne Planning were instructed to advise on the best way to achieve permission to convert a former pub (A4 use class) to flats (C3 use class). The public house was vacant and was in desperate need for modernisation and attention. The applicant wanted to extend at the back and maximise the habitable space within the property. Osborne Planning advised how far to extend and the appropriate height. Osborne Planning designed the internal layouts considering the many design constraints. Cycle parking and refuse store was also provided at the rear of the property.
Osborne Planning produced all the planning documents and statements and obtained the Energy Report while negotiating the terms and requirements with the Council.
Enfield Council granted permission for the flats and extension.
